- Local tax collectors begin turning over delinquent accounts to Tax Claims Bureau.
- A 25.00 bureau costs is added at this time.
- Taxes that have been delinquent 2 years become absolute and will be exposed to sale if not paid in full or in agreement by the date of the Upset Sale. (i.e.: 2022 taxes will be exposed to Upset Sale in 2024)
- Sale preparation begins for 2024 Judicial Sale
FEBRUARY
- Reminders are sent 1st class mail to property owners for prior 2023 delinquent taxes only.
MARCH
- March 1, 2024 — interest begins on 2023 delinquent taxes.
APRIL
- April 1- Return & Claim Notices are mailed via Certified Mail.
- A $8.00 mailing fee is charged at this time.
MAY
- May 31, 2024 – All agreements for 2021 tax year should be paid in full by this date.
- May 31, 2024 – New agreements for 2022 delinquent taxes should be started to avoid additional fees.
JUNE
- June 1, 2024 – Sale costs are added to any 2022 account that is not paid in full or in an agreement.
- ($75.00 Preparation Fee plus $12.00 Restricted Certified Mailing Fee for each deeded owner/heir)
- Upset Sale notices are mailed via Certified Mail Restricted Delivery
- June 11, 2024 – 4 p.m. Deadline to register for June 21, 2024 Judicial and Repository Sale
- June 21, 2024 – Judicial Sale and Repository Sale at 10:00am
JULY
- July 19, 2024 — Tentative deadline to guarantee to avoid Posting & Fees
- July 24 2024 — $35.00 Posting Cost is added
- July 31, 2024—Deadline to guarantee to avoid Publication fees.
August
- $125.00 Advertising cost is added.
- August 17, 2024—Publication of Upset Sale Properties in The News Item, The Daily Item, and the Standard Journal.
SEPTEMBER
- Final reminder letters will be mailed at least ten days prior to sale date.
- September 9, 2024— Deadline to register for Upset Sale
- September 19, 2024— Upset Sale.
- The Bureau may adjourn or continue the sale to no later than December 31.
- A property may be removed from the sale only if taxes & costs are paid in full or are under agreement prior to the sale.
OCTOBER
- Confirmation Nisi is returned-owners of properties that were sold in Upset Sale have 30 days from this date to contest sale.
NOVEMBER
- 2024 Repository Sale – To Be Announced – If Needed
DECEMBER
- ALL 2024 TAXES ARE DUE TO LOCAL TAX COLLECTORS BY DECEMBER 31, 2024 BEFORE THEY BECOME DELINQUENT.
